Architectural Services
Typically 'full architectural' service is divided up into stages: Inception, Feasibility, Outline Schematic Design, Project Design, Contract Documents and Building Construction. 'Full Architectural Services' cover all works required from acquisition of land through completion of construction and occupation of the building by tenants/owners. If full services are not required, individual work stages can be omitted to suit client needs.

Planning Services
Planning services can be sub-divided into two broad categories: Master Planning and Planning Applications. Master Planning services include the design and development of masterplans for urban areas, rural areas or large developments. Planning Application services include preparation of submission documents (plans, schedules, studies, etc.) which may be required by the relevant government authorities in order obtain any 'planning approvals' or permissions prior to development. Depending on the scale of the project, D. Heung & Associates can act either as the Lead Consultant or the Architectural Consultant in support of the Lead Consultant.

Development Strategy, Land Acquisition and Lease Negotiation
D. Heung & Associates has extensive experience assisting clients to locate and acquire land parcels or lots for development. Once a suitable land parcel has been located, we can assist clients to identify and analyze the development potential of the parcel/lot and review the 'lease conditions' (as is commonly required in Hong Kong).

Interiors, Alterations and Additions
The services required for Interior Design and Alterations & Additions projects vary widely. Interior design services typically include the design and layout of interior space, specification of furniture, fittings and equipment (FF&E) all documented in detailed drawings used for contractor's bidding. Alterations & Additions (A&A) works could be either internal or external building works. Generally, "A&A" projects involve some alteration to an existing building's structure, fire services installation or otherwise affect compliasnce with the 'building code' requirements. As a result, services required might likely include a structural analysis and/or the submission of plans to government authorities (e.g. Fire Services Department) in addition to the design of an addition or alteration.

Project Management
Project Management services are available to assist clients in executing construction projects. Project managers are engaged to plan and control projects and to coordinate the 'building team' throughout all stages of a construction project. Project Management services can aid clients in achieving budgets and achieving construction programmes thereby saving time and money.

Computer Models and Rendering
D. Heung & Associates makes full use of its CAD capabilities and computer network to produce quality drawings in an efficient manner. The vast majority of drawings are now completed in digital format. In addition to 2D architectural drawings (plans, sections, and elevations), we are able to execute 3D drawings, photo-realistic renderings and perspectives as well as photomontages.
